Why should I ask for a report combining an Energy Performance Certificate (EPC) and a Home Condition Report (HCR)?

Sellers who provide a Report will have an early opportunity to carry out repair work on the property or obtain quotes prior to marketing.

To give yourself an advantage over other people selling houses in your area. You will be providing all the prospective purchasers with a snap shot of the condition of your property. Further more, should major defects be identified when you receive the results of the survey you have the opportunity to rectify them before marketing the property. It is often such defects that a prospective buyer’s survey will find that stall the sale.

Why should I pay for a Home Condition Report (HCR)?

Buyers can use it at the beginning of the home-buying process to minimise the possibility of being faced with unexpected repair bills and other surprises.

The Home Condition Report (HCR) is an objective report on the condition of property in layman’s terms. Each element such as the roof covering is given a rating:
N I = Not inspected.
1 = No repair is presently required. Normal maintenance must be undertaken.
2 = Repairs are required but the Home Inspector does not consider these to be either serious or urgent.
3 = Defects of a serious nature or defects requiring urgent repair.
It also tells you if further investigation is required.
